FACTS. - The Hills owned land improved with a restaurant and storage facility. The Hills were divorced, and the restaurant
was awarded to the husband and the storage facility to the wife. The husband sold the restaurant to Lees pursuant to a sale
agreement with an integration clause. The rear parking lot of the restaurant was necessary for access to some of the storage
units. Lees planned to fence off and build on the rear parking lot. PROCEEDINGS. - Butler (the former Mrs. Hill) sued Lees for a judgment declaring an easement by implication. The trial court
so declared, and Lees appealed.
